  • How much will it cost me to sell my house with Vendcasa?
    Just 1.5% of the selling price which is half as much as traditional brokerages, plus 3% to the buyer’s agent which is standard. That’s up to $4,500 in your pocket on a $300k home. Save another 1% if we represent the buyer too.
  • How are you able to charge a lower commission while offering full service?
    We started our brokerage from the ground up with the goal of keeping overhead low, and removing non-value added parts of the home selling process. This makes us more efficient and we pass those savings on to you.
  • How do you come up with a listing price for my house?
    The most knowledgeable member of our team for your area will utilize comparative market analysis software taking into account recent sales, market trends, and adjustments for your specific house such as renovations you made or repairs that are needed. This can be accomplished by an in-home visit, or phone calls and/or texts with you combined with reviewing photos and videos from our professional photographer. Whatever you are most comfortable with. Of course, the listing price is ultimately based on your personal situation, timeline, and goals.
  • Do you hold open houses?
    No. Open houses are a great way for unqualified buyers and nosy neighbors to see your house and especially for listing agents to gain more prospective buyer clients. Most qualified and mortgage pre-approved buyers will already have an agent to show them your house. If they don’t, we will represent them but not waste your time until we determine they are legit. We know how annoying it is to clean up your house last minute and pack up the kids and dog for a showing for a non-serious buyer.
  • How will I sign all the paperwork?
    We will use electronic signature software so you can sign from the comfort of your home at your convenience. We will provide clear instructions or walk you through it on the phone if need be. Or just text us questions.
  • When do I have to pay?
    Not until you sell your house at the closing (the very end when you sign all the paperwork and hand over the keys).
  • What if I end up not liking you? Do I need to sign a long term contract?
    No, you can fire us and hire a new agent.
  • Why should I list my house with VendCasa instead of someone else?
    You will save money, get to do everything (besides the closing) from the comfort of your own home, and feel good knowing that 10% of every commission we earn gets donated to a local charity helping needy families with housing.
  • Why should I list my house with VendCasa instead of selling it myself as a For Sale By Owner (FSBO)?
    FSBO’s are fine if you are super confident in the process and are not in a hurry to sell. We’ve done it before in fact. But with VendCasa you will still save money and let us worry about the legal stuff. Plus your house will be on the MLS, all the real estate websites & apps that people use, and marketed on all of our social media accounts.
  • I’m still confused, how is VendCasa different?
    We charge half the typical listing commission, do everything virtually, and donate 10% of every single commission we get to a local charity helping needy families with housing.
